We have answered a few of the frequently asked questions below. Please have a read over these to get all the info about the release and Westwood!

 

Q: Can I secure a section before June 14th?

A:No. To give everyone a fair and equal opportunity, we are releasing all the sections at one time. None of these sections can be reserved prior to this.

 

Q: Do I need a solicitor to purchase a section?

A:Yes. It is a legal requirement for you to have a solicitor to represent you when purchasing property (including a section). You will need to have all their details in order to reserve a section. Watch the “How to Reserve a Section” video here for more info.

We also recommend you share the sample S&P Agreement and Terms and Conditions documents with your solicitor prior to release, so they can explain the Further Terms / finer details.

 

Q: When will titles be available.

A: At this stage, we are aiming for title to be issued late second / early third quarter 2022, however this is still to be confirmed. We will be able to provide a more accurate timeline in the coming months once work on this stage has commenced.

 

Q: Can I nominate the section to my builder for H&L / turn-key package?

A: Yes, if you are working with a builder to create a house and land or turn-key package, you can nominate the builder to purchase the section, as long as by the time you nominate you can demonstrate you have an unconditional house and land agreement in place with that builder.   Note you will still need to initially reserve the section as an individual, but can nominate your builder on these terms any time prior to settlement. 

 

Q: Can I nominate the section to my company?

A: Yes, you can nominate the section to a party which is related to or associated with you.  This includes a company you own or a direct family member.  You will still need to reserve the section as an individual, but you can nominate it to your related party any time prior to settlement. 

 

Q: Nominating to a Builder or Company.

If you are working with a builder to create a house and land or turn-key package, you can nominate the builder to purchase the section, as long as by the time you nominate you can demonstrate you have an unconditional house and land agreement in place with that builder. Note you will still need to initially reserve the section as an individual, but can nominate your builder on these terms any time prior to settlement.

Q: Why can’t I see the confirmation email after creating a login?

A: We have found some email serves, such as Gmail, are marking the confirmation email as Promotional, Junk etc. 

If you search “confirmation” on Gmail this should show you the email. The title of the email will be Faringdon Member Activation. Searching this word generally helps locate it rather than just looking for it. 

 

Q: How do I reserve a section on June 14th?

A: We have created a full walkthrough video which you can watch here. The above Information Evening video also outlines the steps and the process. 

 

Q: Why do the 400m2 sections only allow for a single car garage?

A: Selwyn District Council (SDC) requires a minimum lot area of 430m2 to permit a double garage. As the land is smaller than this minimum requirement, you will need to obtain a Resource Consent. This will need to be discussed with SDC directly. 

There are no guarantees they will approve this so please progress with the expectation of a single-car garage.

  

Q: Is there a minimum amount of time I must build in? 

A: There are no time restrictions on when you must complete your build. We understand everyone’s situations are different and we want to give our purchasers the freedom to build when the time is right for them.

 

Q: Who pays for fencing?

A: Standard boundary fencing is paid for by the purchaser and split 50/50 with the neighbouring sites. When you have purchased a section, we can provide the contact details of your neighbours so you can organise this. Please also chat to your builder about this. 

We provide privacy fencing and planting to the secondary street frontage on most corner lots. We do this to maintain design continuity throughout the neighborhood, and to ensure owners of corner lots can still enjoy their privacy. Q: Are there going to be any larger sections in the future?

A: We haven’t confirmed the details on next stages just yet. However, we will be looking towards providing more larger sections in the near future. How, when, and what this might look like we are not sure, however we will keep you in the loop about any future releases.

 

Q: Can I on-sell my section if I don’t want to build on it?

A: We don’t allow speculation (the on-sale of bare land) within five years of purchasing. If you wish to sell the land within this time, you must build on it first.
